The site for the Tech-Linx corporate headquarters is in the flagship zone of Cyberjaya. The design incorporates six separate buildings around a central courtyard, forming a campus-like work environment. The buildings are raised, all naturally lit and ventilated, surrounded by dense, forest vegetation and water features.
A unique feature of the design is the “umbrella” roof over the buildings. This shades the building below, reducing its solar insulation and thereby reducing its air-conditioning load. All solar-facing facades are sun-shaded. Water features are located at the periphery of the building to help lower the ambient temperature.
The project will incorporate column-free tenanted offices that have the potential to be let per block, per floor or even sub-divided, providing flexibility and preventing obsolescence.
A cafeteria with an outdoor terrace and servery is situated at ground level. There is a bar/lounge looking into the central forest courtyard. Above the cafeteria are conference facilities and an auditorium with individual green room and conference rooms. The recreational facilities include a gym and games room with sauna and steam room link to an extensive crèche, which provide staff with work flexibility and an out-of-hours social hub. The design creates a place in which the natural environment is always within sight of the users. The maximum glass-to-glass width of an office is 16 meters, ensuring a naturally lit space with cross ventilation.
Planted areas and water features surround the individual offices and internal courts ensure access to the terraces. Features such as a glazed entrance lobby that looks into the central, planted atrium, open walkways connecting the blocks and balconies on the external office facades ensure an atmosphere that belies the urban nature of the site. Open, landscaped roof terraces beneath an over-sailing fabric roof provide for private, outdoor spaces for informal meetings etc.
Tech-Linx Sdn. Bhd’s main product is “Yellow Pages” software that can interface with mobile phones (using WAP, etc.).
